Bonfire’s community of several thousand members invests in carefully selected Operating Partner/Sponsors for US-based real estate projects that target IRRs in excess of 15%, which are typically done pursuant to Reg D of the US Securities Act.
Unlike other platforms, Bonfire doesn’t charge sponsors for listing assets on our platform or for successfully raising funds. Rather, Bonfire selects opportunities into which the Bonfire Principals wish to invest and then puts up a portion of the capital for that project via a single Bonfire investment vehicle funded by those who have decided to join Bonfire’s investment into that property/project.
Bonfire focuses on under-promising and over-delivering for both investors and Operating Partners/Sponsors. Once we have done underwriting of an asset and sponsor, we ‘test the waters’ with our community and should know within 48 hours the investment appetite.
The total process from first contact to soliciting interest from our community can be as little as 1-2 weeks if the Operating Partner/Sponsor is motivated and has the documentation readily available to underwrite the deal.
Fill out an initial form explaining some high-level details of the project and providing any of the investment terms.
Bonfire reviews the deal and determines if it is a quick “no”; if it is a maybe, we will derive a detailed list of questions we will send to the Sponsor ahead of a call.
Team members of Bonfire will set up a face to face meeting or zoom call, with the Sponsor at their soonest convenience.
If Bonfire wants to pursue the deal, we will request more detailed information (financial analysis, entity documents, etc) and will promptly review them.
Bonfire and Sponsor sign LOI clarifying that Bonfire will be given an allocation that we will attempt to fill on a best-effort basis within a mutually agreed time frame.
Bonfire blasts the deal to our network and solicits indications of interest within a matter of a week.
