Historically, the best real estate deals often have high minimums and are hard to get access to.

Bonfire’s value proposition is quite simple: we have an extensive network of operating partners combined with a collective community of thousands of individual investors that give us the purchasing power to invest in deals usually reserved for extremely wealthy people or institutions.

Bonfire makes such opportunities available to our community when, after reviewing, they meet our criteria of targeted returns in excess of 15% annual IRR’s.

Here are the steps involved:

Create an account here.

You can invest by connecting your bank, wire transfer, or using a crypto wallet. Buying a token means owning a membership interest in an LLC that is an equity investor in the real estate asset. Distributions will occur through our platform on a quarterly basis.

When Bonfire finds a compelling opportunity, you will receive an email (targeting 1-3 per quarter).


We will provide a webinar with the real estate operator and an ability for you to ask any questions you might have and speak to someone on our team.

If it is your first time investing, we are required by US law to “Know Your Customer” and will ask you for government-issued identification.

Q. How is Bonfire different from platforms like Crowdstreet?

There are a number of important differences in how Bonfire is different than other real estate syndication platforms. The first is the assets on our platform are highly-curated and we conduct due diligence on both the sponsor and the asset. The second is we don’t take listing or ‘success’ fees from any real estate operator/GP/sponsor ensuring our incentives are aligned with our customers.

Q. If you don’t take fees from Sponsors, how do you make money and what are your fees?

It is our view that by providing access to highly-vetted and compelling real estate opportunities with a mix of high upside but downside protections, we are providing a worthwhile service to our community of investors.

We charge an upfront technology/due diligence fee as described below based on cumulative amount invested on our platform and a 1-1.50% annual AUM fee.

<$100K = 3%

$100-$500K = 2.5%

$500K-$1MM =  2%

$1MM = 1.5%
