Investment Criteria

Successful real estate investing is a combination of many factors:

  • Market (such as Denver vs. Miami).

  • Submarket (e.g. specific neighborhoods with growth potential).

  • Desirable Location for that particular asset in that market.

  • The specific Asset/Property type.

  • Demand for such space by tenants in that market.

Bonfire uses AI to screen factors related to the market and submarket and our experienced team of underwriters analyze each asset’s business plan and sponsor. Only a small fraction of the deals we review get posted on our platform.

Our asset selection process consists of:

  • A+ high quality Sponsors with a proven track record to execute.

  • Opportunity to purchase asset at an attractive price, perhaps due to some sort of “hair”/complicating factor that scares others off, a unique opportunity, or a negotiated “off-market” purchase.

  • Annual returns targeted in excess of 15% IRR.

  • Bonfire principals like the investment enough to consider personally investing.

Steps involved:

Bonfire locates an investment opportunity via our relationships with Operating partners/Sponsors.

We run the investment through our Machine Learning/AI models and manually underwrite the financials to assess business plan risk, asset appreciation prospects, current yield, and potential total return on cost

We do a face to face (or zoom) with interview the sponsor and conduct background and reference checks.

Legal due diligence - our team reviews third party reports, deal documents, and capital structure to make sure there are no discrepancies relating to the numbers or representation of the offering.
